Investigate/Delineate First, Dig Later (If At All) -Residential Fuel Oil Release Subsurface Investigation

Residential home owners (the Client) noticed drips of fuel oil coming from the bottom of a 910-litre steel fuel oil AST in the basement of their house. They contacted the company that maintains the AST to come and assess/repair the leak. During the tank inspection a section of the tank shell come off, releasing fuel oil to the basement floor.

Due Diligence Investigations

XCG was retained by an industrial services client to conduct multi-site Phase 2 Environmental Site Assessments (ESA) for due diligence purposes as part of a corporate acquisition of several waste management and processing facilities.

Phase I Environmental Site Assessments and Building Condition Assessments at 46 Sites in Ontario and Quebec

The Phase I ESAs and BCAs were required to be conducted in the retail/commercial or quick-service restaurant buildings on 46 properties within Ontario and Quebec. Due to the large number of individual sites, all of which were occupied by tenants, project management and communication between all parties was critical to the project success.

Risk Assessment for Residential/Commercial Mixed Use Centre Suites on 3rd Ave.

When redevelopment plans for a former three-storey printing plant building identified the need for a Record of Site Condition (RSC), XCG was called upon to complete the required assessment activities leading up to the RSC. The property was originally developed in 1922 as a major printing factory. When the printing operation moved to a new facility circa 1972, an office conversion occurred in the mid-1970s.

Oshawa Harbour Risk Assessment (2017), City of Oshawa

In the period between 2014 and 2017, XCG was retained by the City of Oshawa to obtain a Record of Site Condition (RSC) for the former Marina Lands and West Wharf Lands located at the southeast corner of Harbour Road and Simcoe Street South (subject site). This former industrial/commercial site is intended to be converted to parkland and therefore triggers the requirement for a RSC.

Phase I and II ESAs, and Indoor Air Quality Sampling at a Multi-Tenant Medical Building

XCG was retained to complete a Phase I Environmental Site Assessment (ESA) to secure financing for a multi-tenant medical building in the Edmonton, Alberta (subject property or site).

Due Diligence to Obtain Record of Site Condition

In July 2016, XCG was retained by The Tricar Group to conduct due diligence activities to support the purchase of the commercial properties identified as 32, 36, and 40 York Street in London, Ontario (subject site) and future submission of a Record of Site Condition (RSC).

Site-Specific Environmental Management Plan and Environmental Monitoring

XCG was retained by Matrix NAC to provide a Site Specific Environmental Management Plan (Environment, Traffic, Ecological, Archaeological) for the Napanee Generating Station (NGS).

Successful Environmental Due Diligence Assistance to meet Client’s Environmental Condition Waiver Deadline

Recently, XCG successfully assisted a purchaser make an informed business decision about moving forward with a purchase/sale agreement. The environmental work included a Phase I Environmental Site Assessment (ESA) and follow-up Phase II ESA to assist in understanding the environmental site conditions and risks.

River & Shoreline Assessment

XCG was contracted by a towing service company to continue River & Shoreline Assessment work started by the City of Kitchener following a used motor oil spill that resulted in impacts to the Grand River.
